Investment Themes

Various Investment Themes I have followed are :
1. Real Estate Investments
I had been lucky to be part of the bull run in the real estate. I had kept it simple - to invest in agriculture land around the city which can be turned into residential land. Keep holding it for 3-5 years and at the right valuation exit and invest it in next level. Target is 100-150% return in 3-5 years holding time.
2. Mutual Fund Investments
I was a late starter in this theme as I started in 2005. I was a part of Bull run and Bears rally. Could sell off 30% part of my portfolio at the 20000 levels and could re-enter with bang from the 14000 levels to 8000 levels and again till 14500 levels. I would be selling 30% of my investments around 19000 levels in a staggered manner. My Investment theme has been buy in the dips and sell on the tops. Target is to generate 15% tax free returns.
3. Equity Investments
I was the part of Equity since my early days of 1990. I was part of Harshad Mehta's bull run and then the collapse, Ketan Parekh's scam and again 2008 crash. Learned a lot from the same. I was mainly a large cap investor but since late, investing in small caps stocks with good funda, less explored, sound promoters. Target is to generate 18-20% tax free returns.
4. Debt Investments
I take exposure into income funds, short/long term debt funds and ofter switch into the cash/liquid funds. Target is to realise 7-8% tax free returns.
5. Life Insurance
As a part of investment, this is just to offset the life risk and is a must investment. It is the first tool of investment one should make. Once your investements in Life Insurance is fulfilled, one should look at the other investments.
